We hope this article will help Realtors make the most of every Open House they have, as well as helping buyers to have an easier time in seeing every house that meets their criteria.
So you have an Open House? How do you market it? We’re not talking about curb appeal, baking cookies or having a sign in sheet…we’re talking about how can you maximize the number of interested prospects coming in the front door. Your level of experience as a Realtor, your advertising budget and the size of your previous contact list will help determine how many of these steps it is possible to take:
The week before the Open House:
A) Create Flyers/Brochures and pass out to neighbors. In a typical subdivision we suggest passing out about 200 Flyers. These can be simply left in mailboxes or on front doors.
B) Consider passing out the same flyers/brochures to any possible move up buyers in the area. For example if you have a nice starter SFH, consider passing out flyers to any condos in the general area.
C) Email your client base announcing the open house as well as your presence if you’ll be the one sitting it.
D) Prepare handbooks for first time buyers, move up buyers, downsize buyers as well as credit repair…..be prepared for any buyer that walks in the door!
E) Place ads in your local newspaper
F) Place ads on Backpage.com and Craigslist.com as well as any other relevant sites such as Trulia.
G) Consider emailing all active agents in the area announcing your listing and open house. Consider offering a preview showing 1 hour before the actual open house starts for any client brought by another agent.
The day of the Open House:
A) Place a sign in Front
B) Place direction signs from all main streets as well as any other Open House’s in the area.
